Fort Myers Beach is going strong thank you very much. Quite a few Realtors including myself have warned quite a few times their clients that the market is changing and that the properties they have an interest in will probably not be gone by the the summer. Be reassured that the deals are still here, but make no mistake about it: if you are serious do not take to long! During the last 90 days or from Feb 13th 2009 to May 14th 2009 we have seen the following: 80 condos or single homes sold Average SOLD price was $374,757 compare to an average ASKING PRICE of $419,191 Average DAYS ON THE MARKET was 143 days. Not bad at all Total Sold DOLLAR VALUE was $29,980,550. Pending homes: 31 plus around 20 plus Active contingent properties, mostly short sales. The Fort Myers Beach Real Estate Market report during that same period in 2008 is interesting. We had 75 sold condos and singles homes and just 6 pending for a Total Sold Dollar value of $33,750,700. Average asking price was $507,010 and the average SOLD price was $450,000. Average Days on the market was the same at 143 days. What does all this mean? It means that even though we have 15 more homes Pending and 5 more closed during that same period in 2009, we still have almost $4 millions less in Total Sold value. That also shows that it is indeed a good time for Fort Myers Beach buyers. Specially when the average selling price is over $70,000 less in 2009. It is located at 702 Fisherman's Warf, San Carlos Island which is part of the Fort Myers Beach community, part of it under the Sky Bridge.
You may enjoy lots of fresh gulf shrimp, gumbo, cheese sticks,soup of the day soups, breakfasts, tasty chicken fingers and french fries with sweet and sour sauce all sorts of beers and wines for very reasonable prices.All this with a view of an old fashion marina where boaters may just dock their boats while refreshing themselves at Bonita Bill's.If you have any questions regarding Fort Myers Beach waterfront homes or just properties in give me a shout.
There is nothing fancy about Bonita Bill's. You may stay there for hours without being disturbed, read, dance or just have a meal.They make a killer grouper sandwich.Its the kind of place Hemingway would have enjoyed.Below are links of other restaurants, some with marina's, some along the shore of Fort Myers Beach and one like the Lighthouse has neither but has great tiki bar where you can use their pool or view sports on their many flat tv's.Its a fun place to schmooze.
If you want a more formal cafe/restaurant I would suggest you try the Snug Harbor.The Fish House is another restaurant we enjoy.Its located by the Santini Plaza south of the Island with marina frontage.Also a fun place with very decent food.Fish House Restaurant . LLoyd Nichols 13 septembre Fort Myers Beach and Estero Island journalIf you are looking for a more Jimmy Buffet life style of slacking Fort Myers Beach is the place. The island also known as Estero Island is not trendy Captiva or Sanibel island, nor does it want to be. When my wife and I first moved from Old Town Naples, we were looking for an island which had more moderate prices and had more down to earth quality and kept its heritage with its older cottages, its fishing with its largest commercial port in the area located along the narrow Matanza Pass and its formidable Calusa Indian history. This Jimmy Buffet life style area filled with shops and countless restaurants and bars applies only to the downtown of Fort Myers Beach or Town Square.
The rest of the island does not follow the same image and is filled with renovated old fashioned cottages and pilling homes, quiet homes along canals or along the pristine Estero Bay and of course manicured condominiums.Following is a link of a few condos and single homes on the island. In moderation if you can! The ice creams are also just out of this world. Then we can look for some calm along the 7 mile beach. It feels relaxing to get away from it all and just watch the waves and just smile and dream away with sand between your toes. maybe we will catch a dolphin frolicking about.
