    Estero Bay: boating moment of zen or Real Estate haven?

     

           Both…and more.Estero Bay is the famed back bay of Fort Myers Beach.It is part of the Fort Myers Eco-Archaeo Trail. It is a preserve which runs from Fort Myers Beach Matanza Pass Sky Bridge and snakes all the way south of Bonita Springs. It is a place where one feels safe from the hustle and bustle of life, where one can get away and enjoy some lay back fishing or lazily sail and admire the simple beauty of nature.

    I have seen both dolphins and manatees along Estero Bay. No high speed allowed there. No sir! The peaceful strength of its mostly still waters and preserve of mangroves will make even the more grumpy character smile. Great place to catch anglers but you will feast your eyes at the curlews, ibis, gulls, southern bald eagle, herons, morning doves and more…don’t ask me to name all them because I don’t know them!

    Market in Fort Myers Beach from Feb13th to May 14th 2009?

     

           Fort Myers Beach is going strong thank you very much. Quite a few Realtors including myself have warned quite a few times their clients that the market is changing and that the properties they have an interest in will probably not be gone by the the summer. Be reassured that the deals are still here, but make no mistake about it: if you are serious do not take to long!

    During the last 90 days or from Feb 13th 2009 to May 14th 2009 we have seen the following:

    80 condos or single homes sold

    Average SOLD price was $374,757 compare to an average ASKING PRICE of $419,191

    Average DAYS ON THE MARKET was 143 days. Not bad at all

    Total  Sold DOLLAR VALUE was $29,980,550.  

    Pending homes: 31  plus around 20 plus Active contingent properties, mostly short sales.

      The Fort Myers Beach Real Estate Market report during that same period in 2008 is interesting. We had

    75 sold condos and singles homes and just 6 pending for a Total Sold Dollar value of $33,750,700.

    Average asking price was $507,010  and the average SOLD price was $450,000.

    Average Days on the market was the same at 143 days.

      What does all this mean? It means that even though we  have 15 more homes Pending and 5 more closed during that same period in 2009, we still have almost $4 millions less in Total Sold value.

    That also shows that it is indeed a good time for Fort Myers Beach buyers. Specially when the average selling price is over $70,000 less in 2009. And yes you can purchase condos and single homes in Fort Myers Beach for under 200,000. Of course you will get more choices under $250,000.

          Once in awhile I take a closer look at Sanibel’s foreclosures.

      These days I have noticed a strong spike in the numbers of potential buyers looking towards Sanibel.

    The reasons are obvious There are homes under $500,000 and there is even one under $400,000 which is a foreclosure in Upper Captiva. Its not your regular home and if someone knows About this great Island, I would move rather fast. Sanibel is one of these islands that does not want to be infested with high condos and dozen of shopping malls. No sir!

There are other great homes under $500,000 and even in the low $400,000, and I can tell you by personal experience that these homes are quite impressive.

       What makes a good investment on the island? What is a Fort Myers Beach buyer looking for? There are no real bad street in Fort Myers Beach.

        A few major factors will make for a better deal In Fort Myers Beach. A good elevation, a strong roof, no mold please, a sound structure, electrical and plumbing and comparables which show that it is a good deal. Close to the beach is of course a plus, but you don’t want to be smack next to Estero Blvd, unless you miss the sound of the city.
