December 17 Cape Coral Market Report Nov 2007 vs Nov 2008Southwest Florida Real Estate agents have warned their clients: : "the time to buy is now".Waterfront,dry lots deals,river homes, canal properties with elegant homes for 2003-2004 prices, condos with generous amenities, golf communities, renovated re-sales homes with pools, short sales and foreclosures, newer homes ...Cape Coral has it. ..and then on top of it Cape Coral is one of the fastest growing cities in the nation. The prices are tremendous for these who want to relocate, invest or have a second vacation home in Cape Coral. Numbers do not lie. The public has spoken and these deals will not last for ever.If you are considering to purchase in Cape Coral, look at the numbers below: Act now and enjoy a great deal! In November 2007 17 condos, townhouses, villas were sold compare to 14 sold in 2008. Average DOM was 58 compare to 60 in 2008. Average price was $195K for a medium price of $133K in 2007 compare to an average sold price of $176K and a medium price of $111K for 2008. But this is not where the big difference is. In November 2007 there were 157 single homes sold, taking 99 DOM,for an average price of $258K and a medium price of $190K In November 2008: we had 402 sold properties with an average of $140K and a medium selling price of $105K. That tells the whole story. The total $ value sold for residential properties in November 2007 was $49 millions for 262 properties sold. The total $ value sold for Residential homes in cape Coral in November 2008 raised by over 32.55%. That is quite a jump.The total was $65 Millions with 507 properties sold in 2008 or plus 16 million dollars compared to Nov 2007. Fort Myers Historic Distric home under $300K Lover's Key LLoyd Nichols A Labor of Love in Fort Myers BeachSometimes your are surprised. This unusual home is located near the mid island of Fort Myers Beach on 178 Jefferson St.When you drive by you notice immediately the chimney, the gable roof lines, the large rounded windows and the mature landscaping. Much of the garden is hidden behind a peek a boo white fence. It reminded me of some homes in Old Town and the Bahama Village of Key West which were completely renovated in the 1990's to this day.It is offered for $399,000. I was very curious to pre-view it for potential clients who want a structurally Old Florida island home which had all the modern amenities of a new home.Plus I just wanted to take a peek. It is over 1800 square feet, with 3 bedrooms and specially a large large master bedroom and master bathroom with flag stone flooring and a french shower/bathtub.And indeed I was pleasantly surprised.
Everything was redone, remodeled.I was told that the owner did most of the work himself, from kitchen granite counter tops, to its Mexican tiles with medallion, to wood work all along the vaulted ceilings, the tongue and groove wood floors in the great room, the intrinsic flag stone 2nd bathroom shower to much more..it is a labor of love. Even its history is unusual. The original structure was build in 1928 in Fort Myers and moved to Fort Myers Beach in the 1950's to its present location on Jefferson st. It even has a 2 car garage and a carport, which is rare to have both on Estero island. I am guessing the size of the master bedroom around 20 feet x 16 feet with also the vaulted ceiling and the top arched windows which you can notice on the picture above.This home looks like a belongs to an artist or an architect.

Fort Myers Beach, FL 33931-2604 - County: Lee - Realtor's note: At first when I saw this home I thought"what is this?" Its not particularly pretty, its small with only 557 square feet and a garage of 160 square feet, and the lot is only 40' x 80' , which, even though not unusual on the island, is a bit stingy.The I looked more carefully and saw that a deck was added in 2002, and one may have our own business on the property. It is located in the business district of Fort Myers Beach. The pilings are ridiculously small in height but I will give it a pass, as at least it not built smack on ground level.Its all about the price and as of today its one of the lowest priced single homes on the island and this home makes a lot of sense just because you can rent it very easily as is or upgrade it, raise the pilings for example and make it larger.For the money its a good investment. Fort Myers Beach, FL 33931-3237 County: Lee - Agent's note: When I saw the picture I was turned off by the odd design.I drove by and it amazing how pictures usually make a home look better. Not in this case. The home is actually located on a very decent street , very close to the beach, maybe 3 mn walk, and the overall design is in fact quite pleasant.It has 1196 square feet, quite normal for the island, and has a one bedroom legal unit on the first floor.Now now, this is getting more and more interesting. They can get $800 for the top and $400 for the 1st floor. Great for investors or new homesteaders who want a bit of an income. The exposed beans in the living room are pretty cool.
