Le probleme avec les shorts sales est que cela peut prendre plus de 2 mois a 4 mois avant de prendre possession d’une maison par ex et que la banque n'a pas necessairement approuve le prix de vente.Il faut beaucoup de patience.
Les prix de foreclosures sont en general bien au-dessus de la valeur de cette proprietee. Normalement la banque demande 10% du prix de vente apres que l’offre est acceptee. le reste est du durant la cloture ou “l’echange de mains”. Preuves de fonds financieres doivent etre fourni durant l’offre et les acheteurs ont normalement dix jours pour completer leurs inspections apres que l’offre est acceptee. Un acheteur aux USA a le droit de retirer son offre si par exemple il n’est pas satisfer avec l’inpection, mais cela doit etre formellement fait avant que la periode des dix jours d’inspection se termine. LLoyd Nichols November 13 Fort Myers Beach Events 2009-2010: Golf Tournament and Boat Parade & moreUpcoming Events 2009-2010: Fort Myers Beach FLThis Calendar was made possible by the Fort Myers Beach Chamber of Commerce. Some of the events will interest visitors and residents alike, as the Saturday 5th 22nd Fort Myers Beach Annual Christmas Boat Parade which I have witnessed quite a few times and which is a fun even of lights, imagination and whimsical celebration. Some others maybe a big snooze as the Traffic community Meeting of Nov 19th, though highly important. For these who have never been to our Fort Myers Beach town meetings, I cannot promise high entertainment during these at times painful events, but they do offer invaluable information about our town and at times it may amuse or surprise you. One thing is sure:this year we do have a solid mayor and vice mayor and the amount of work done by our councilmen (one councilwoman) is quite commendable when you consider the modest pay. For you golfers I would recommend the Jan 16th 2010 Fort Myers Beach Golf Tournament, which course was completely updated with great success in the last couple of years. Its a short course, affordable and a great way to work on your 3 or 4 woods,short irons and of course short game. Lots of fun and it does not take 4 hours to complete. Great way to meet people and mix it up with the locals. I have never been to the annual decorating event but I think my wife would enjoy it and I might learn a few tips on how to match my clothes. I am guessing there would be quite a lot of local flavor. Great way to talk with our residents.

November 12 Southwest Florida Beaches are timeless
Southwest Florida is well known for its miles of white sand. It is part of our life style, our culture and many come to the beaches of Fort Myers Beach, Sanibel,Captiva, Bonita Springs and Naples for many different reason. Being a resident of Fort Myers Beach, you would except that I would pick its beach as one of my favorites. You are right. Not only it is one of the safest beaches in Florida but they allow dogs. The beach is seven miles long. Perhaps the attractions is that one may be at a restaurant, a bar, Parasail or ski jet or play volley ball at Fort Myers Beach and enjoy the scenery and take a dip. There is a lot to do. You can go to the North End or Lover’s Key Beach if you want more relaxing calming surroundings. Fort Myers Beach Memorial Day Sections towards the northern part of the island were renourished in the summer of 2009 and indeed it looks good. The pier located just towards downtown Fort Myers Beach is also a great fishing spot and you may enjoy the view from a few restaurants smack on the gulf side. Another favorite is a bit out of the way at Sanibel Bowman’s Beach. Sanibel is well known for its green philosophy and if you want to enjoy nature at its most bare and untouched then this beach is for you. Bowman's Beach (blog)
Bonita Beach Park is also a winner.Except for the dog restriction it is also a favorite. Very well kept and recently renovated it goes for miles and miles both on both side and towards Little Hickory Island on the North.
One cannot forget Naples Lowdermilk Beach and Naples beaches in general. It was nourished in the late 90’s. From Gordon Pass on the south to Seagate Drive on the North you will enjoy 10 miles of high quality beaches. I always preferred the area towards the south and Gordon pass for its tranquility. No dogs allowed. You may bike or walk from downtown Naples or Old Naples to the shore. The quality of the sand dropped when it was renourished and widen but luckily after a few years it is back to its beautiful state and fine sugary white sand. A top beach. The pier is a favorite meeting and fishing place. Naples plans some more renourishment in the near future.

To tiki or or to chickee that is the question
The orginal tiki huts started some 1450 BC with the Calusa Indians who at the time controlled most of south west Florida. Their influence in tiki building was brought to our Seminole Indians or “run-away-Indians” who transformed the tiki hut. They name this shelter “chickee” which means home in Seminole.
Westernized tiki in Fort Myers Beach Though these island tikis are highly influenced by the Seminole Indians technique, there are some major differences to the fastening of the timber together to the palms. More modern tikis use different forms of nails and treated woods including waterproofing sealants over the roof. The Florida Seminole Indians, who were pressed and hounded by American soldiers and push deep into of the Everglades, were master at relocating and moving quickly and that is the reason why these “Seminole chickees” though conformable, were built in such a way that they could be put together or taken apart rapidly. They were meant to be temporary. Our Florida Indians,by the way, never lost the war against the US soldiers. These master run-a-ways managed to save their culture and people by hiding in the very wild and inhospitable depth of the Everglades. The largest Seminole Communities are still found in the Everglades and manage their own settlements and businesses with independent pride and a fair amount of success. They do not follow the rest of Southwest Florida building codes, unless they want to. When I look at these Fort Myers Beach tiki huts I think of the long history behind these dwellings. Basic chickees use a thatch of palmettos supported by logs of cypress wood.Only Seminole Indians are allowed and authorized to removed cypress logs from our Floridian marches for building purposes. The Seminole Indians by the way consisted of a few different related tribes who migrated before the 1750’s to Northern Florida and were pushed deeper in the south by the US soldiers in the 1800’s. Seminole Chickee Southwest Florida Original chickees had a platform above the ground to protect against insects, animals, and provide more cooling. These days true chickees are built only by Seminole Indians and if hired they do not need to get a construction permit, they do need to follow zoning regulations. Many homes in Fort Myers Beach and southwest Florida have adopted both of these dwellings on their properties, specially as a sun shelter, or as covered patios and are even seen on docks. They stay very popular. Another time I will mention another great invention: the tiki bar! LLoyd Nichols November 07 Tropical gardensFort Myers Beach gardens always surprises me. A few years back I planted a citrus tree with my wife Karen. A lemon tree. The first year we got maybe six or so quite large lemons. Now on its third year these fruits are getting ridiculously large. Larger then an orange, as big as a medium grapefruit. I wonder how big they will get next season? Nature never ceases to amaze me.

Southwest Florida Real Estate has been through a lot in the last five years.We have seen the highs of 2004-2005 with appreciation jumping a mindboggling 47% during these two years to the lows when the bubble burst in 2007. During the following years I have seen hard working Americans loosing their homes, either because they were misinformed, lied to or plainly not qualified. Others got in as fast as they got out and laughed all the way to the bank. Since then the market has been turned upside down in Southwest Florida. The deals are here for sure in Cape Coral and Fort Myers & Fort Myers Beach. Even in Sanibel, Bonita Springs and Naples. The equity in most homes in Lee County and Collier County are gone but on the bright side I am happy that homes are affordable again for many Americans in Southwest Florida. I am glad that an American family has a decent chance to own a home in Southwest Florida. Yes, our homes were greatly overpriced. It was becoming ridiculous. Today a buyer can purchase a decent home for under $100,000 ( gulf access home for under $230,000) in Southwest Florida and live in paradise without the nasty mortgage.They will again see some equity in their home but I rather see a steady rise in home value year after year then a monster appreciation jump like in 2004-2005.It is a great time to buy and it is also our responsibility as Florida Real Estate Agents to make the difference between a healthy return from outlandish greed. Did we learn something from these years ? It was heating up to fast. Lets not go crazy again. LLoyd Nichols November 01 Short Sales and Foreclosures are not necessarily the best dealsMy area of Lee County, covers cities among others such as Cape Coral, Fort Myers, Fort Myers Beach, Sanibel, Pine Island and we know foreclosures and short sales. After all we are one of the counties with the highest percentage of Bank owned properties. In the last year, as the average price of a home in Cape Coral and Fort Myers was pulled down by the flooding of short sales and foreclosures, we have seen of course, terrific deals for buyers, including auctions. Many Real Estate Agents including myself have been able to offer great opportunities to their clients but don’t be misled. The deals are still here, but the difference between conventional traditional sales and bank owned properties or short sales is not always what is seems. First of all most great foreclosures sale way beyond the asking price so make sure that your agent makes a detailed CMA and shows you in clack and white why this home is such a great purchase. Lee County Short sales and Lee County foreclosures are sold “AS IS”. There is no negotiating for repairs unless you are doing an FHA loan. The FHA will impose certain standards which have to be fixed if not in proper condition. Even though some banks are slowly improving the condition of their properties, many do not have such basic items as washers and dryers, AC in good condition and pool condition including the pool equipment may be in need of repair or replacement. A good portion of short sales have been sitting during the wet months of summers without AC, which would attract mold. There are times when Short Sales lender will negotiate $500 to $1000 for repairs but that is pretty rare. Last, a conventional sale maybe $25,000 less,the asking price anyway, but that home was better maintained and who knows how much the sellers are willing to negotiate? Depends how much they paid for it, how much is their mortgage and when they bought it. So when you add all these factors, not to mention better landscaping, the $25,000 for example, are quickly disappearing. So yes, short sales and foreclosures can be great deals, and there are many true interesting opportunities, but look also at conventional sales and work closely with your agent. and Happy Hunting! |
