30 octobre activerain success story: the new home of a bonsai tree artistSome five weeks I got an unusual contact through Activerain. The potential buyer wanted to relocate from Pine Island to North Fort Myers. At first it seem easy enough but the more I read his requirements, the more I realized that it was going to be a challenge.His wife and him needed a property with over mostly cleared and elevated 5 acres, a decent size home with at least 3 bedrooms and 2 bathrooms,and above all well water which was pure enough to grow bonsai trees. Luckily I had worked already in that part of Fort Myers and knew where to look.They also needed a large garage where the bonsai grower could teach his trade and sell some of his trees and other related items. The farm after the rain end of September This business you provides you at times with fascinating and rewarding experiences and all this happened because I blog regularly in Activerain. I also leave a fair amount of comments. I figure that I always have something interesting to learn from other members and this is one of the reasons my blogging has improved.As a result contacts have come in more often. Its the circle of knowledge in Activerain. We learn from others and in return we are drawn to return the favor. This is why I was able to work with this very talented and determined couple. This was a bit of a complex transaction. When I first saw the property on the MLS I knew that it may be the perfect fit. There are not many properties which offers what he wanted.The first farm I showed them was the one they made a full price offer on. The house was just right, the land was six acres large and he figured a way to transfer some of the high grading to the lower grades. The garage was more then a regular garage. It is very large and had plenty of room for classes, vehicles and more. It was not easy. His credit was very high but he didn't have much credit per se.He used mostly cash. This was just happening as wall street was falling apart and banks were tightening their belts and lending was getting rougher. Lots of paper work involved.From FHA requirements, special water testing, zoning for retail establishments, and during each step the buyer pushed and pushed.Very knowledgeable and driven he was not going to be denied. I was not going to be denied either. We knew that this property was the right one at the right price.
Sometimes you meet people who inspire you.We had 2 appraisals done and both came over the selling price.I negotiated for a new water softener and have the older aerator fixed and hooked up to the well and Erik got the retail rezoning and did had his water samples tested. They took possession of their farm/nursery and home October 28th.They will have a sale at their older nursery on the 31th of October 2008.I don't think they would mind the plug. When I met Erik I recognized his face as he is a fixture in the area and has been mentioned numerous times in our local newspaper as a bonsai artist, teacher and grower with numerous awards and is becoming an international raising star in the field.

It is located at 702 Fisherman's Warf, San Carlos Island which is part of the Fort Myers Beach community, part of it under the Sky Bridge.
You may enjoy lots of fresh gulf shrimp, gumbo, cheese sticks,soup of the day soups, breakfasts, tasty chicken fingers and french fries with sweet and sour sauce all sorts of beers and wines for very reasonable prices.All this with a view of an old fashion marina where boaters may just dock their boats while refreshing themselves at Bonita Bill's.If you have any questions regarding Fort Myers Beach waterfront homes or just properties in give me a shout.
There is nothing fancy about Bonita Bill's. You may stay there for hours without being disturbed, read, dance or just have a meal.They make a killer grouper sandwich.Its the kind of place Hemingway would have enjoyed.Below are links of other restaurants, some with marina's, some along the shore of Fort Myers Beach and one like the Lighthouse has neither but has great tiki bar where you can use their pool or view sports on their many flat tv's.Its a fun place to schmooze.
If you want a more formal cafe/restaurant I would suggest you try the Snug Harbor.The Fish House is another restaurant we enjoy.Its located by the Santini Plaza south of the Island with marina frontage.Also a fun place with very decent food.Fish House Restaurant . LLoyd Nichols 16 octobre Old Florida cracker home sold for $34,000!If you think you cannot find a deal in Fort Myers these days, think again.Granted this home on Katherine Street in Downtown Fort Myers was a foreclosure and I will not retire on this commission. Yet, this sale was most satisfying. My clients were seeking a home which possessed the Old Florida charm, preferably in downtown Fort Myers, in or near the historical section. A fixer upper would be preferable. Build in 1928? Even better. Below is a slide of this amazing little home with enormous potentials.

One could call this place a diamond in the rough.When I went back yesterday to pick up the keys I thought: "This is the kind of home I wouldn't mind owning and remodeling as a project".Even the street itself is full of owners who have renovated their homes.The new owners have two children under four years old. She is a photographer and above all a busy mother and the husband is an acrobat in a circus.T hat is different.They travel all around the country with the circus. It was not an easy nor a fast closing.It took two months because of some issues with a staircase that had been build with no permit and lo and behold because, the County meets only once a month to review such cases with permit issues.They waited. They knew they had something unusual and worth the wait.
The property has an oversized lot and needs a lot of renovation.It needs a new AC system (yes, it has ducts) , the wiring is iffy at best, and the bathtub is shot. It contains just 896 square feet on the first floor with one bathroom, and it needs an exterior staircase to reach the unfinished second floor of about an extra 350-400 square feet.The garden "shed" needs also some work but it does have electricity and water.All in all it is sounds that if they spend another $20K to $30K (they are very handy), this home will be a wonderful place to live in. Friends and family members often argue which side they prefer. The beach with its seven miles of sand, the salt in the air, the lively pubs, the to and fro of the waves,the burned bodies glistening with oils, the immense sea where the eye gets lost at the horizon,sandpipers, seagulls, the sudden jet skies or power boats breaking the grandiose blue and green with foamy white lines, sea shells calling your attention, dolphins playfully hoping up and down, the ever changing sun sets brushing of red and orange the proud Sanibel island from afar ...or the back Bay or Estero Bay, calmer and much more peaceful, with manatees, preserves of raw nature and mangroves growing freely, with fewer sounds but morning doves, cardinals and engines at slow speeds and a lonely sail stiffens in the winds or fishermen anchored, seemingly slowing the relentless hunger of time or, some early dawn, the fog covering the still waters when blurry lights from the shrimp boats glimmer..almost eerie..living for the Gulf of Mexico like giant ghosts. It does have a Wachovia Bank. But will the island, like any town in the USA be affected by the fall of Lehman Brothers, the 158 year old institution and 4th largest lender in the USA? By the enormous 70 plus billion dollar debt AIG, the largest insurer in the US is facing? I saw the town meeting yesterday on our local TV and the budget seems to be about the same as last year.In fact, our balance sheet is better then last year.But if AIG falls how many islanders and Floridians will be affected? A huge amount.For starters many use AIG for their car insurance. No problem we will switch to another insurer. The island survives regardless.I can look at the ever powerful sea. Its not going anywhere.
We do know that if more banks declare bankruptcy, there will be less money available. That means less credit for cars, houses and for example washer and dryers.Maybe its a good thing in the long term.Perhaps Americans will try to save more but we all know that many businesses need credit to make the ball rolling. We use our imagination. I don't feel sorry for the high paid CEO's with their magical parachutes, ridiculously high incomes.monster pensions and other fringe benefits. I do think that most employees at Lehman brothers who lost their jobs ( over 15,000) were just making a living and have families and have bills like anyone else.Should we feel sorry that their stocks went down the drain and their pension is not worth anything? I believe that many are just hard working employees..the greed comes from a dozen guys in Connecticut who pull the strings. They are not pulling much now.Its a wake up call. But here in Fort Myers Beach, Wall Street looms over our sky but we move on. We will still have our shrimps, our cool cottages, our beach and resources.Its all relative.Its all about having a better attitude even when it gets tougher.We Americans are tough.We move on.
